Dholera SIR Explained: Region, Activation Area and Development Plan

In short

Dholera SIR is a government-designated greenfield region in Gujarat developed in phases under the Delhi to Mumbai Industrial Corridor. The Activation Area is the first phase where trunk infrastructure is concentrated. Much of the wider region is planned for future phases, so location and phase matter for buyers.

What Dholera SIR is

Dholera SIR stands for the Dholera Special Investment Region, a large greenfield industrial and urban region in the Ahmedabad district of Gujarat. It is planned as a node of the Delhi to Mumbai Industrial Corridor and is developed and administered by government bodies including DICDL and DSIRDA.

Because it is greenfield and phased, the region is a mix of built trunk infrastructure, land under development and land planned for future phases.

What the Activation Area means

The Activation Area is the first development phase, where early roads, utilities and the core administrative infrastructure are concentrated.

What this means for buyers

The useful questions are which Town Planning scheme a plot falls in, whether it is inside the notified SIR, and how far trunk infrastructure has reached nearby.
