The step-by-step process
1. Define budget and purpose
Decide whether you are buying to hold or to build, and set a realistic budget including duties and registration.
2. Shortlist by location and planning status
Prefer plots whose classification you can understand and verify. Location and phase matter more than the marketing label.
3. Verify survey number and SIR or TP status
Start from the exact village and survey number and confirm whether the plot is inside the notified SIR or a TP scheme.
4. Check the documents
Title chain, NA, encumbrances, layout approval and RERA registration where applicable.
5. Confirm access and demarcation
Confirm legal access and that the plot is physically demarcated on the ground.
6. Agree price and payment in writing
Get pricing, payment plan and what is included in writing before paying any amount.
7. Complete registration
Execute the sale deed and complete stamp duty and registration as applicable.
Use the checklist
Exact village and survey number
Get the precise village name and survey or block number. Vague location wording is not enough to assess a plot.
Inside or outside the notified SIR
Confirm whether the plot is inside the notified Dholera SIR, on its boundary or in a nearby village.
TP scheme and final-plot status
Where applicable, check the Town Planning scheme and whether a final plot has been allotted.
Land-use classification
Confirm the permitted land use (residential, commercial, industrial or agricultural).
NA conversion
Check whether non-agricultural conversion has been granted where construction is intended.
Title chain
Review the ownership history to confirm clear and marketable title.
Encumbrances
Check for mortgages, charges, litigation or other encumbrances on the property.
Layout approval
Confirm that the layout is approved by the competent authority.
Gujarat RERA registration
Where the project qualifies, verify registration on the Gujarat RERA portal.
Road access and demarcation
Confirm legal access and that the plot is physically demarcated on the ground.
Construction eligibility
Establish whether you can construct now or must hold until the area develops.
